Q: I?m in a contract for three months and the Realtor doesn?t want to advertise and keeps insisting I go down on my price. I have gone down $15,000, she did the comp for the area. Can I get out of my listing contract without losing more money? I don?t feel she is working for me.

A: great question. depends on what the contract says? find the clause about ?termination.? Usually you can break the listing agreement early for a fee or many times the brokerage company would release the listing at no fee to save face. Also, you can break the listing agreement if you feel services were not rendered. See what the contract says and go from there.

A: With today?s Internet access less and less people are turning towards paper advertising. Not to mention the cost of paper advertising. Almost 90% of buyer?s look online before making an appointment to see a house. I would not beat up your real estate agent about the paper advertising. Check on the Internet advertising that is being done. And I don?t care what anyone says, if your property is overpriced your agent can stand on her head and make all the promises in the world but your property will NOT sell, it will sell the competition! Address the price! It is obvious it was overpriced to begin with. Maybe you think your property is worth more than it really is. Some agents overprice a listing because they want to get the listing and homeowners want to hear those big numbers. It is just not going to happen. That is why you need a real estate professional that is going to be truthful with you and you are going to accept and listen to what they have to say. A: Yes, you may get out of your contract. Your agent should do as you ask per law (within legal limits). She should make recommendations and give advice, not deny you advertising. Consult with her employing broker and let them know what she is doing with you. They may be able to correct the issue. The broker may decide to reassign another agent, with your permission. You should not feel that your agent is not representing you. If she feels you are not being realistic in the listing price, she should give back the listing to you.
